A Call From a Worried Homeowner in Warrenton

The homeowner contacted us right after discovering water coming from the upper floor and spreading quickly to the main level. The damage was already visible in the living room and kitchen, and water had reached the bedroom and bathrooms as well.

With this much damage, we had to follow our complete mitigation plan. Here’s how we handled it from start to finish:

1. Inspection and Moisture Mapping

We used professional moisture meters to inspect the floors, ceilings, and walls in every affected room. We created a full map of where water had spread to help guide our demo and drying plan.



2. Setup and Containment

We put up containment barriers to isolate work areas and prevent dust and debris from moving throughout the rest of the home. This also helped us focus the airflow where it was needed most, speeding up the entire process during drying.


3. Upper-Level Demo Work

Here’s how we handled the upper level of the home, focusing on efficient removal of damaged materials and full access to hidden moisture:


  • Laminate Flooring Removal: Pulled up bedroom flooring that had absorbed water and started to warp.
  • Flood Cuts: Cut out only the lower sections of drywall that were affected, helping preserve the rest of the walls.
  • Toilet and Tank Removal: Temporarily uninstalled bathroom fixtures to get full access to the wet flooring and walls behind and beneath them.
  • Tile Flooring Removal: Took out bathroom tiles where water had seeped underneath, and this way prevented hidden moisture from turning into mold later on.


4. Main-Level Tear-Out

The worst damage was on the main level. Here, we fully removed water-damaged drywall, ceiling materials, flooring, and some baseboards. The living room carpet was soaked and the flooring had absorbed a lot of water, damaging even the subfloor underneath.


5. HEPA Vacuum Cleaning

Once the demo was done, we cleaned up dust, debris, and any leftover particles with HEPA vacuums. This step helped us improve indoor air quality and prepped the space for the drying stage.


6. Structural Drying

This was the last step of bringing this home back to normal. We brought in high-powered air movers and dehumidifiers to dry out the remaining building materials. We left the equipment running for several days, and we came back daily to check moisture levels and adjust the setup as needed.
